The City Planning Commission’s approval of our proposed Ralphs Fresh Fare was appealed!  What does this mean?  Well, we’re going to need all hands on deck to get the job done.  City officials need to hear that the proposed Ralphs Fresh Fare will NOT negatively “affect the quality of life” in Sherman Oaks as the appellants claim.

Let’s highlight some of the claims being made in the appeal:

Ralphs is creating a “downtown atmosphere” in Sherman Oaks

False.  Last time I checked, grocery stores large and small are located in suburban areas, downtown areas, and even rural areas.  We want to bring you a state-of-the-art store that provides a welcoming and walkable environment.  We are not proposing a skyscraper grocery store along Ventura Blvd., nor are our intentions to make Sherman Oaks the next downtown.

Ralphs will create “canyonization of Ventura Blvd.”

Get ready for the Grand Canyon everyone.  False.  The issue of height of our proposed store is not a new one.  In fact it’s one we’ve worked on extensively with the Council Office. As we’ve stated previously, our height exception is a direct result of our sloping site and the City Planning Commission agreed that the height was reasonable and fit in well with the neighborhood.

This appeal is yet another method of slowing down the approval process, and in turn, slowing down the arrival of your Ralphs Fresh Fare.  Come out to our next public hearing – the Planning and Land Use Management (PLUM) hearing.  We will keep you posted about the date, but we are expecting it to be sometime in the upcoming weeks.

Speak up! Tell the City why you want this Ralphs Fresh Fare in Sherman Oaks.  Do not let the vocal minority dictate the outcome.  More than ever, we need our over 400 supporters to get the job done!

    I am a Sherman Oaks resident who lives in walking distance of Ralphs. Whoever filed this appeal does not speak for all of Sherman Oaks. They claim that we do not want a “downtown atmosphere,” but I disagree. Ventura Blvd is essentially the Main Street of the Valley. We have plenty of multi-story buildings in the neighborhood, and they all add to the character of the community. LA cannot continue to grow out, it’s time to grow up!

    As a resident of Sherman Oaks living in a condo that has lost most of it’s value and having to shop in a Ralph’s that is mediocre I for one am in favor of a newer and better place to shop. Not only will the insided of the market with more choices and better products be an enhancement but just think about the outside and how beautiful that corner will look. And maybe just maybe some of the other land owners will get the idea that Sherman Oaks can be beautiful once again and the homeowners will start to have their property appreciate once again. THANK YOU RALPH’S FOR TAKING THE FIRST STEP TO BRINGING SHERMAN OAKS BACK TO THE WONDERFUL PLACE THAT IT IS.

    I go to Ralph’s several times a week, and very much support a new store. I live about 2 miles from this store, and have reviewed the proposal for the new store, and FULLY support it.

    I very much care about this community and believe a new Ralph’s will be a great addition.

    Sherman Oaks is a premier neighborhood and it is time for a premier Ralphs. I have lived here for more than 22 years and in the Valley for 42 years; many less desirable projects have been approved. Ralphs Fresh Fare will add to the appeal of Ventura and Hazeltine. I urge the PLUM Committee to confirm its approval. Do not listen to the few naysayers. Thank you for your consideration.

    This whole process reminds me of what happened when a developer built a retirement home at the corner of Moorpark and Noble about 10 years ago. For years there had been nothing but a huge debris-filled sinkhole in the lot, which apparently didn’t bother anyone (it looked like something out of a documentary on wartime Sarajevo). The minute someone came up with an idea to build on the lot — a multi-unit retirement complex with parking underground — the nimbies started to have a conniption. Their biggest issue was congestion and parking. To hear them tell it, the project would turn the neighborhood into a permanent traffic jam. To make a long story short, the project was built and it has had NO IMPACT WHATSOEVER on our neighborhood traffic. I have learned to disregard almost everything that local residents say about such projects. Like someone said, we are not talking about building a multi-story office building on this site. The design is totally appropriate for the site and for the surrounding area. I hope it goes through.

    The protesters are totally absurd. Ventura Blvd. is not Rodeo Drive. The new store will only enhance and improve the neighborhood. I guess some people just have to find fault with everything. Please, people, get a life!

    Since the hearings are held when most Sherman Oaks residents are at work I think the board is getting a skewed perception of what we want. I work, have young children, and own a home in walking distance from Ralphs. I actually want the “urbanization” of Sherman Oaks on Ventura Blvd if that means walkable sidewalks, greenscaping, less massive parking lots, multi-use development, Ralph’s Fresh Fare nearby, and no more scary vacant lots! I prefer to walk as much as possible and bought a home here for that very reason. We don’t live in Santa Clarita! Or Sherman Oaks of the 70s!! Please listen to the opinion of people who don’t have the time to go to the hearing b/c we have jobs, families to care for, or other pressing concerns. Thanks!
